Specific Defect Survey | Report
Summary
A Specific Defect Survey is an assessment of a building’s particular problems. The Survey inspects a specific issue with the building’s structure. For residential properties, these issues are commonly a specific defect that a Surveyor has uncovered during a Home Survey Level 2 (HomeBuyer) or Home Survey Level 3 (Building Survey). The Surveyor will carry out a non-invasive, single Inspection to investigate the issue more comprehensively. Owners, tenants, and potential purchasers of Commercial properties may also require particular Structural/Defect Surveys.
What will a Specific Defect Survey tell me?
The Specific Defect Survey will assess a building’s specific structural concerns. The Survey will enable you to gain more detail on a specific issue. In most cases, this is in order to gain peace of mind on any deeper concerns. The Survey could investigate such issues as:
-
Indications of possible structural movement
-
Timber decay, insect attack and rot
-
Dampness
-
Condensation
-
Roofing defects
-
Poor construction
-
Subsidence
The Specific Defect Report includes details of the findings of the Inspection. The Report will assess whether there is a problem with the structure of the building and may be able to outline what needs to be done to rectify any issues. It highlights the possible causes of the defects and their seriousness. The Report will aim to offer advice on how to deal with the issue found and the course of action needed to take to address this. It will also make recommendations if any further investigations are considered essential.
